Michigan · Property Management Consulting

A rental property is an asset.
How it is run decides what it returns.

Charley Enterprise advises property owners, landlords and real estate investors across Michigan on the systems behind their buildings — how they are managed, how they are reported on, and where the operation can be tightened.

The practice

Most owners do not have a property problem. They have an operation nobody has looked at closely.

A property can be in good condition, in a good market, and still underperform — because the way it is managed, maintained and reported on was never built deliberately. That is the gap Charley Enterprise works in.

We advise owners on how their portfolio is run: the management structure, the operating systems, the vendor relationships, and the reporting that tells an owner whether the asset is doing what it was bought to do. The work is advisory. You keep ownership and control; what changes is the clarity you make decisions with.

Founded and run by Gregory Charley, the firm works with owners across Michigan — from a single rental to a portfolio of doors.

How we work

Three steps, in this order

No long engagement before anything is clear. The first conversation is diagnostic, and the plan comes out of it.

  1. 01

We start with what you already have

A conversation about the properties, the tenants, the numbers and the parts of the operation that keep resurfacing. No questionnaire designed to sell you a package.

  2. 02

We find where the operation leaks

Between the rent collected and the return kept, there is usually a process nobody wrote down. We look at how management, vendors and reporting actually run.

  3. 03

We leave you with a plan you can run

Clear priorities and the order to do them in, sized for the properties you own now rather than a portfolio you might own later.

Gregory Charley

Owner, Charley Enterprise

An owner should be able to open one report and know whether the property did what it was supposed to do this month. If that answer is hard to find, the operation — not the building — is the problem.

It is the standard the practice is built on. Charley Enterprise is an independent consulting firm, not a management company competing for your contract — the advice you get is about how your portfolio should run, not about who should run it.
